Architectural shingles in our climate: 22–30 years with good ventilation. A properly installed standing-seam metal roof: 40–60 years. A metal roof is often the last roof a homeowner ever buys — which is exactly how to think about its price.
Cost
Metal typically runs two to three times the up-front cost of architectural shingles. Per year of service, the math narrows dramatically: one metal roof versus two shingle roofs over the same decades, plus lower maintenance in between. If you plan to move within ten years, shingles usually win the math; if this is your long-term home, metal deserves a serious look.
Storm Performance — the Chesapeake Question
Standing-seam metal panels are rated for winds well beyond anything short of a hurricane making direct landfall, shed snow readily, and shrug off the wind-driven rain that nor’easters push at Severna Park and the waterfront communities. Quality architectural shingles rated to 110–130 mph perform well too — installation quality matters more than brand in both cases.
The Noise Myth
Rain on a modern residential metal roof installed over solid decking and underlayment is not the barn-roof drumming people imagine — in most homes it is barely distinguishable from shingles. Attic insulation does most of the acoustic work either way.
Looks and Resale
Metal reads as premium and is increasingly common on waterfront and custom homes along the Magothy and Severn. Shingles remain the neighborhood standard and never look out of place. Both, done well, help resale; a failing roof of either type hurts it far more.
